Tenants Fees

TENANTS FEES

The holding deposit:

An amount equal to one week’s rent will be payable, it will be placed into the client Account and used towards the first month’s rent/deposit with the tenant’s permission.

Failed Applications – A holding deposit will not be refunded in circumstances where the
tenant withdraws, fails a Right to Rent check or provides false or misleading information
that materially affects their suitability to rent the property

A refundable tenancy deposit:

A deposit equal to 5 weeks rent (6 weeks if the annual rent is over £50,000) will be placed in an authorised tenancy deposit scheme until the tenancy has ended or, the tenant/s leave the property.

The Rent.

Default fee for late payment of rent:

If the rent is late, on the 15th day a fee of no more than the bank of England’s base rate of 3% will be charged on the outstanding amount.

Lost keys or security devices:

Reasonable costs of replacement will be charged for lost keys or security devices. If there was anything on the keys stating the address of the property, the cost of changing the locks will be charged.

Ending a tenancy early:

A fee will be charged if you end your tenancy early or, leave without notice. The fee can cover loss incurred by the landlord and, Agents reasonable costs (e.g., marketing costs etc)

Changes to the tenancy:

For changes or variations requested by the tenant/s to the tenancy agreement, a charge of £50 will be payable per change or variation.

Payments for utilities, communication services, tv licence and council tax are the tenants
responsibility.
