Management fees.
Tenant find – 80% of first month’s rent (minimum £350)
Fully managed– Initial one-off fee of £350 then 10% of monthly rent thereafter.
V.I.P Package– Initial one-off fee of £350 then 15% of the monthly rent thereafter.
Inventory service- £120 (£50 for fully managed or FREE for VIP Package)
Check in/out service- £100 (£50 for fully managed or FREE for VIP Package)
Annual rent review- £60 (£30 for Fully Managed or FREE for VIP Package)
Periodic inspections- £60 (£30 for Fully Managed or FREE for VIP Package)
To place the tenants deposit into an authorised deposit scheme- £30
Tenancy renewals- £125 (£50 for VIP Package)
Tenant references- £140 per adult over the age of 18 years including guarantor.
Preparation of dispute evidence– £90 per hour.

Package 1 – Tenant Find – 80% of First Months Rent (min £350)
Carter Oliver lettings will, advertise and market the property for a sole agency term of 8 weeks.
Fulfil all references including a credit check, landlord reference & employment reference, in the event of a guarantor being required references will also be carried out on the guarantor.
Draw up an Assured short hold tenancy agreement including standing order mandate, copies of which will be provided to the tenant & landlord. Carter Oliver property lettings will also keep a copy.
Package 2 – Fully Managed – Set up fee £350.00 + 10% of monthly rent thereafter
Includes everything in the Tenant Find Service PLUS :
Check tenants in/out of the property, record meter readings and general condition of property (inventory including photographs – £50 additional charge)
Carrying out routine inspections of the property every three months for the first term of the tenancy then, every six months thereafter unless any problems have been observed or the property has failed an inspection.
An out of hours emergency telephone line is available to both landlord and tenant.
Arrange contractors to quote and carry out any repairs/maintenance to the property with your approval.
Place the tenant/s deposit in an authorised tenancy deposit scheme (unless nil deposit has been requested)
V.I.P Management – Set up fee £350.00 + 15% of monthly rent thereafter
